A homeowner's first move when considering selling is checking the Zestimate. When it feels wrong — and it often does — Zillow loses the relationship before it begins. The Zestimate relies on baseline comparables: square footage, bedroom count, bathroom count, and yard size. Real estate appraisers start there too — but then adjust property-by-property for renovations, finishes, location, and condition. The Zestimate stops where the real work begins.
